Job Summary
Supervise and direct daily EVS operations and renovations to meet standards and requirements of the community. Provide assistance to the Facilities Director.
SALARY
Required Education, Experience, Skills, Licensure
1. High School Diploma/GED or equivalent workexperience required.
2. At least five years of supervisory experienceinvolving facilities maintenance, operations and construction.
3. Previousgeneral maintenance, carpentry and painting experience required. HVAC andelectricity experience desired.
4. Typing/word processing and computer skillsrequired.

4. Employment and annual Tuberculosis testing asrequired by Virginia State Licensure.
5. Must attend annual mandatory in-servicesrequired by the State Licensure and all other mandatory in-services and/ormeetings required by other regulatory agencies and/or by SVWC.
6. Follows and supports the policies andprocedures established by SVWC.
7. COVID-19Vaccines Required.
Essential duties/Responsibilities
1. Supervise the EVS staff to maximizeefficiency with general work order requests; coordinate the dispatch of staffto matching skillsets with job requirements, inspect work sites to ensurequality of work and compliance with current federal and state laws andregulations, policies and procedures. Provide hands on assistance as needed tocomplete work orders.
2. Responsible for hiring, supervising,evaluating, coaching, and disciplining maintenance staff.
3. Inspect and maintain building systems(heating, ventilation etc.)
4. Participate in the coordination ofprojects (e.g. renovations)
5. Ensure adherence to quality standards andhealth and safety regulations
6. Inspectfacilities periodically to determine problems and necessary maintenance
7. Responsible for clerical duties to include,typing, filing, copying, and answering phones.
8. Responsible for purchasing and monitoring inventoryof parts, supplies and equipment to control negative budget variances andreduce excess supplies stock.
9. Responsible for the management of contractvendors and all service contracts providing oversight to performance andquality.
10. Responsible to coordinate Emergency Responsefor various needs such as but not limited to ambulance escort, Simplex/JohnsonControls repairs/issues, accident reports, assist Facilities Director inplanning of annual emergency drills.
11. Assist with the development and control ofoperating and capital budgets.
12. Coordinate the preventive maintenanceprogram.
13. Maintain good relations with residents andfellow employees.
14. Schedule and perform Annual Simplex/JohnsonControls Inspection.
15. Prepare agenda for Safety Committee Meetingand record minutes.
16. Maintain EVS radios such as firmware updates,programming, replacements, and repairs as needed.
17. Create invoices to residents and staff anddistribute copies of needed documentation to the Accounting Department.
18. Responsible for updating and maintaining SafetyData Sheets.
19. Assist with snow and ice abatement as needed.
20. Other duties as assigned.

· Must be able to verbally communicate in theEnglish language directly and over the telephone and be understood.
RANGE OF MOTION
· Must be able to walk continually for 2 hours.
· Must be able to stand for 2 hours.
· Must have mobility of all parts of the body,walking, bending, lifting, reaching above head and use of hands.
· Must have manual dexterity, fine motor skills(typing, computer, etc.)
· Some tasks may require sitting for 100% ofthe work day.
· Must be able to stand and/or mobilize bywalking for 20% of an 8 hour shift.
WORKING CONDITIONS
· Must be able to work under stress.
· Must be able to deal with verbally andphysically combative patients.
MENTAL CAPACITY
· Must have mental capacity to fulfill therequirements of the job including problem solving, logic, communication andnumerical calculations.
· Must be able to read and understand writteninstructions in English.
· Accurate recall and memory.
· Must be able to use judgment in makingdecisions and choices.
